Shanta Residential are delighted to present to the market this one of a kind, countryside property in Howwood. Surrounded by approximately 9 acres of private gardens, grazing, outbuildings, stables, and an outdoor riding arena this property is a rare find and offers a wonderful family home with a modern country feel. This beautiful house dates from the 17th Century and was designed as a hunting lodge. A sympathetic program of modernisation and redecoration has produced an elegant period home with a stylish contemporary interior. The specification of this home includes mains electricity, a septic tank providing drainage, a private water supply with filtration system and LPG gas. The main gardens are laid mostly to lawn and mature shrubbery with fantastic views of the West Dumbartonshire hills in the distance.

The main entrance to the property is via a modern double glazed conservatory and into the beautiful open plan kitchen and dining space. The kitchen has been well laid out and offers an open space to socialise and cook. This space has modernised in a traditional style. The wood worktops and central island with its inlaid Victorian style sink and the Range style cooker are particular highlights.

A broad inner hallway has entrance to the cozy family room which overlooks the front gardens. This space has a fabulous log burner and really creates a warm family feel.

The drawing room is a stunning room and a true stand out feature to this amazing property, with exposed timber beams and a feature fireplace this lounge is a breath-taking space. The sun room is a generously proportioned apartment with window formations to three sides, ceiling height inlayed Velux windows and access to the front garden.

To the rear of the property you will find the Master bedroom, accessed through a large dressing area with lots of storage. You will also find the shower room here providing private little nook to the house that could easily be used as a guest area. Across the hall there you will find the main bathroom with open brickwork and freestanding pedestal bath creating a luxury feel. From this side of the house you will find French doors providing access to the timber decking where the views of the hills really out do themselves.

Upstairs you will find two double bedrooms, both with storage and the first bedroom also features a fantastic ensuite bathroom allowing you to turn this into the master bedroom easily.

The property has various outbuildings and stabling. The stables are currently used for a gym and messy play area but would be reset to original horse-ready status upon sale. This is of timber construction with a steel frame, roof and canopy providing a dry courtyard area to the front. Behind the stables you will find space for further equipment storage and a handy outdoor toilet. There is a double sized garage with individual twin up and over doors and storeroom to the side. There is a modern barn providing storage for further equipment or vehicles adjacent to the upper grazing field with both vehicular roller door and pedestrian access door. The upper field extends to approximately 3.2 acres and provides grazing with two horse shelters.
